How to Downsize Your Home in 90 Days: A Week by Week Plan
When people tell me they want to downsize but do not know where to start, I understand. You walk through the house and see every room, every closet and every memory at once. Of course it feels impossible. Here is what I have learned after years of helping homeowners make this move. The money is usually the easy part. The real job is about 13 weeks long, and it gets much easier when you only look at one week at a time. Three tasks a week, at most A task can be very small. One drawer. One shelf. One phone call. Some take 20 minutes. Never try to sort a whole room in one sitting. Sort one shelf or closet, then stop. And if a week goes by with no progress, that is not failure. Start again the next Monday. Four piles, no fifth Everything goes into one of four piles: Keep, Family, Sell or donate, and Let go. There is no maybe pile. If you cannot decide, put it in Keep and move on. Weeks 1 to 4: decisions and conversations Nothing gets packed or thrown away in the first month. Week 1: Tell one trusted person you are thinking about moving. Week 2: Write down what you want in your next home. Single level? Close to family? Half a page is enough. Week 3: Have one family conversation, ideally with everyone together. Week 4: Ask each family member for the few things that matter most to them. Write them down. Promise nothing yet. Weeks 5 to 9: sorting and preparing the house Start with rooms that hold few memories, like the garage, linen closet and rarely opened cupboards. Save photos and letters for last. Pick one weekend for family to collect what they want. Around week 7, book an estate sale company or charity pickup. During these weeks the house also gets ready to sell: paint, cleaning, repairs and yard work. Weeks 10 to 13: selling and moving Week 10: Your home goes on the market with photos, a sign and showings. Week 11: Review offers together, with a plain explanation of each one. Week 12: Inspections and paperwork. Week 13: Move. Pack a small bag with documents, two changes of clothes and daily essentials. Need more time between the sale and the move? Ask for it in writing when you accept an offer. You do not need to be ready to sell today. Many people start this plan a year ahead.
