Selling Your San Diego Home: Pricing, Prep and a Real Marketing Plan

By CC Summerfield

Most sellers ask me two questions first. What is my home worth, and how fast will it sell? Those are the right questions. But the answer to both depends on three decisions you make before your home ever hits the market: how you price it, how you prepare it, and how you market it. Here is how I approach each one after 21 years of selling homes across San Diego County. Pricing is a strategy, not a guess The price you list at shapes everything that follows. Price too high and your home sits. Buyers and their agents notice days on market, and a stale listing invites low offers. Price with a clear strategy and you create interest in the first days, when buyer attention is highest. I price using recent comparable sales, current competition and how buyers in your price range are behaving right now. Then I explain the reasoning so you can make the call with confidence. Here's the real number, and here's why. Preparation pays for itself Buyers decide how they feel about a home in the first few seconds of the listing photos. Small investments often return more than they cost: fresh paint, carpet or flooring updates, landscaping, decluttering and simple repairs. Not every project is worth doing. Some updates add value. Others just add cost. I will walk your home with you and tell you which projects make sense for your price point and which ones to skip. A marketing system, not just a listing Putting a home in the MLS is not a marketing plan. A real plan makes sure the right buyers see your home, understand its value and want to schedule a showing. That includes professional photography, strong listing copy, online exposure where buyers actually search, social media, and outreach to agents who are working with active buyers. Showings, offers and negotiation Once offers come in, price is only one piece. Loan strength, contingencies, inspection timelines and closing dates all affect how likely a deal is to close. I review every offer with you side by side, so you can see the tradeoffs and choose the one that best fits your goals. From escrow to closing After you accept an offer, there are inspections, an appraisal, repair requests and deadlines to manage. My job is to keep things moving, communicate clearly, and protect your interests at every step. When emotions run high, I would rather pick up the phone and talk it through than send a text.
