Where to Live in San Diego Based on Your Commute

By CC Summerfield

Most buyers pick a neighborhood first and figure out the commute later. In San Diego County, that order can cost you hours every week. The county is a long chain of coastal and inland towns. Two homes at the same price can come with completely different drives to work. So my advice is simple. Start with where you work, then look at the towns nearby, then look at homes. Why the commute matters more here San Diego's freeways mostly run north and south. Getting up and down the county is usually manageable. Going east to west, especially inland to the coast, is where drives get slow, because that runs against how the roads were built. Which areas sit near which jobs South County (Chula Vista, Bonita, EastLake, Imperial Beach, National City): close to the Navy bases on the bay and Coronado. North County (Oceanside, Vista, Carlsbad, San Marcos): close to Camp Pendleton and Carlsbad's medical device, technology and golf employers. Inland along the 15 (Escondido, Poway, Rancho Bernardo, Rancho Peñasquitos, 4S Ranch): close to Miramar and Kearny Mesa. The coast north of the city (Carmel Valley, Del Mar, Solana Beach, Encinitas): close to science and tech employers in Sorrento Valley, Torrey Pines and University City. Hospitals are spread across the county, so if you work in healthcare, start from your specific building. Where traffic backs up every day Three spots catch commuters most often: the 5 through Sorrento Valley in both rush hours, the junction where the 56 meets the 15, and almost any inland to coast drive at peak times. I do not give commute minutes, because traffic changes. Instead, ask which freeways you would use, in which direction and at what hour. How to test a drive before you commit
